REI Accelerator review: Kevin Harris closing on Beacon Hill Apartments, a 121-unit apartment complex in Houston, Texas

Kevin Harris: Closed on Beacon Hill Apartments, 121 units in Houston, Texas

We officially closed on Beacon Hill Apartments — 121 units in Houston, Texas. This one means a little more. There were a lot of ups and downs along the way — financing changes, negotiations, unexpected challenges with the lender, and more than a few moments where the path forward wasn’t clear. But through it all, we were reminded that our job is to remain faithful, keep moving forward, and trust God with the outcome. “Commit your work to the Lord, and your plans will be established.” — Proverbs 16:3. Grateful for our investors, lenders, attorneys, brokers, property management…

TEST IMONY. 3 months to raise $1.5MM. 60 units TOP suburb Homewood Alabama. Top school district, walking in with over a million equity plus more. Anywho: 2.5 months in guess how much raised? Drum roll… Zero, zilch, nada. I said to the team something we not doing right I don’t get it. Then I said before our next meeting, we have to pray together as a team. That was a Thursday. By Saturday we had $450k. Prayed some more… GOD sent more… 2-3 weeks before close and now today 1 week left and we’re about $150k left but have enough to close. […] Won’t HE DO IT. Don’t give up. Keep pushing. Seek ye first the kingdom. Everything else will be added. And if it’s not added the timing isn’t just right yet keep goinggggggg. Shout out to Chris Caffrey my COACH, Ajile Ah-Shu-Lay the connector and Daniel LeVan, Jonathan Cronin for the platform!!

REI Accelerator review: Jerry DiLeo negotiated a $4.3 million LOI that the seller signed

Jerry DiLeo: LOI signed at $4,300,000

LOI signed! Hi everyone, I am super excited because the seller signed and returned the LOI. He was asking $4,650,000 and my first offer was $4 million which he declined. So I asked him if he wanted to counter offer. After a couple of days not hearing from him I texted him and said I don’t think you’re ready to sell so I’m going to move on and put an offer on another building I like. So then he responded right away and said the number he’s looking for is $4,300,000. So I said OK I’ll send you another LOI offering $4,300,000 and he signed it and returned it. I’m so happy, I can’t believe this is happening. Please God let everything work out.

REI Accelerator review: Kristen Gibboni's review of the REI Accelerator Columbus 4 Day Challenge live event

Kristen Gibboni: Review of the REI Accelerator Columbus 4 Day Challenge event

Columbus Event 4 Day Challenge! First of all, I want to thank Jonathan, Larry, Thomas, Chuck, Rod, Dan, Ajile, Chris, JACK, Perry, Arthur, and all of the administrators and production crew members that made this event possible. You all worked every minute of the day to make sure that we had all of the information we needed, and all of the support to learn how to get these deals done, raise capital, and I really appreciated the in person demonstrations of speaking with brokers and sellers. The coaches were very intentional to make sure that if you had a deal that they would go through it and show what to look for in successful deals vs deals that are a waste of time. It was apparent that they genuinely wanted every one to succeed! I highly recommend that you go to the Next Challenge Event. It is highly productive and even if you don't leave with a deal, you will be further down that pathway to your goal of multifamily ownership and financial freedom.

REI Accelerator review: Derrel Billiot praises his REI Accelerator coach after submitting his first deal to underwriting

Derrel Billiot: Coach praise: first deal submitted to underwriting

Coach Praise. Me and John Okocha had our normal weekly zoom meeting yesterday and I was telling him how before I entered REI I felt I had more time to give to it! Then life got busy the last several weeks. I've been in for a little over a month and I haven't submitted a deal to underwriting or a LOI. Made many phone calls to brokers and done many napkins. But either not a good deal or they won't provide T-12 mostly. He encouraged me to stay the course and that I'm right on track. After our call I submitted my First Deal to Underwriting pending review! Thank YOU John for your uplifting words and your leadership!

REI Accelerator review: Matthew Weaver's LOI accepted on an apartment deal in South Bend

Matthew Weaver: LOI accepted in South Bend

LOI accepted. I have been working this small deal that some might say why buy a smaller deal it takes as much work as a larger one. This is true; however, it makes sense because it is in my primary base of operation, and it is a good deal as a stand-alone. Yesterday, the LOI was accepted, and I will combine it with other assets in South Bend, I gain overall efficiency with the property manager and lower the management fees across my whole portfolio, as one example. Keep pushing out there and you will win deals. Cheers!

REI Accelerator review: Yisrael Artison secured a potential loan sponsor for multifamily deals in Florida

Yisrael Artison: Progress update: secured a potential loan sponsor

Progress Update. Over the past several months, I’ve been working diligently and consistently in pursuit of two viable multifamily investment opportunities here in Florida. The process has involved extensive research, underwriting, due diligence, conversations with brokers, lenders, sellers, and potential partners—all with the goal of identifying opportunities that make sense from both an investment and operational standpoint. I am excited to share that I have also secured a potential loan sponsor, which is an important step forward in moving these opportunities toward execution. There is still work to be done. I am encouraged by the progress and the relationships that have been developed along the way. I believe that persistence, preparation, and building the right team are critical to creating successful real estate investments. The journey continues—and I’m looking forward to seeing where these opportunities lead. Special thanks to my coach Matt Seitz & everyone involved.

REI Accelerator review: Maxwell Ezonnaebi's cold calling win after coaching from his REI Accelerator coach

Maxwell Ezonnaebi: Cold calling win

Cold Calling Win. Like a lot of us on here I am learning how to talk to sellers/brokers. I had an encounter with a broker that was tough. I mean she tore me apart. Figured out that I was new to this within seconds and let me know it and it was very defeating to say the least. As a result I stopped calling. Plus the other sellers I talked to were also short and wanted to get off the phone quickly but she was the final boss that ripped me to shreds. A week and a half later, after talking with the best coach in all the land, and no that is not at all objective LOL, Scott helped build me up to have a go again and gave some pointers to help turn things around in the conversation. Well I can say God knew I needed a win cause the next guy I talked to was a pleasant and worthwhile conversation. We had some common ground on some personal things we were going through and it was really just good to build rapport and the property be a secondary topic. I even got to pray for him at the end of our conversation. It was a great experience. I really do hope I am the one that is able to help him offload this property from his portfolio but even if I'm not the one I still feel like I made a friend in this market and that in many ways is a win. Thank you for those who read through this chapter but I felt I had to write it out like this.

LOI - verbal acceptance. After countless napkin analyses that did not pan out, I finally met with broker, and got the napkin to pass and a verbal agreement from the Broker, saying, "that number will get the seller to talk." So, I submitted the deal to underwriting. Let's see how it goes!

REI Accelerator review: DeAngelo Boyd's first walk-through of a multifamily property

DeAngelo Boyd: First multifamily walk-through

1st walk-through. Today was more than a walk-through of a multi-family property. It was a walk of faith. As I stepped through each unit, I wasn’t just seeing walls and doors; I was seeing possibilities, purpose, and the promises tied to this vision God placed in my heart. Spending time with the owner was one of the day’s blessings. Hearing the story behind the property reminded me that every building has history, every opportunity has meaning. I’m genuinely grateful for the owner’s time, openness, and perspective. It grounded the moment and added clarity to the path ahead. Every question I asked, every detail I noticed, reminded me that preparation meets opportunity, and that God blesses the process as much as the outcome. I left encouraged, grateful, and quietly confident. Not just about real estate, but about the person I’m becoming through all of this. I don’t know exactly what tomorrow holds, but I know who holds tomorrow. So I’ll keep walking by faith, working with excellence, and trusting each step. This journey is bigger than a deal; it’s about honoring the calling, serving people well, and becoming who I’m called to be.

REI Accelerator review: Logan Thompson found his first high potential apartment deal after analyzing 70 properties

Logan Thompson: First high potential deal after reviewing 70 properties

First high potential deal. I’m feeling really excited about a potential deal I found. After digging through the finer details of 70 properties, there was one that really started screaming at me. I decided to dive in and analyze it from every angle. Myself and my contracting company even went boots on the ground and put together a full renovation budget so I could get a much clearer picture of what the deal could look like after the necessary CapEx. I just got off a call with my coach going over everything, and his feedback w…

REI Accelerator review: Anne Marie Hyemgie on what she learned from an REI Accelerator coaching call about market research

Anne Marie Hyemgie: Knowing the market changes the conversation

Knowing the Market Changes the Conversation. Today’s call reminded me that the napkin analysis is only the starting point. We still need to understand the market income, rents, employment, crime, future development, and even how neighborhoods can change from one block to another. Another important takeaway was that brokers may not volunteer every detail, so it is our responsibility to review the information available and know what questions to ask. I really enjoyed Coach Ajile’s energy and the practical way she explained how being prepared can completely change the conversation with a broker.

“So you'll find that REI is both a professional network and a family community. Depending on your background, there may be alot to learn and do, but the process works. We were social workers until last year, and now we're about to buy a 40-unit apartment! Work hard, list to coaches, network with REI and in-market brokers, insurance agents, etc. and you'll do great.”

Mike Reid · Skool community

“I just joined REI Accelerator and already have several motivated seller apartment leads in the pipeline, including 2 just today. Before joining I was on the slow single family route but now I have the confidence and the network to take down 30+ unit apartment deals. If you are not in this mastermind you are slowing yourself down.”

So far from my first two weeks

“Good morning from NY. Just wanted to say I joined two weeks ago, and so far, it's been great. 1) Almost halfway through all trainings including the 555 Challenge 2) Obtained my list from List Source (I have 290 owners to call, I will do 30 - 40 a day) 3) Started talking to some brokers who are sending me lists of off market.”
